Home sellers could be leaving equity on the table & or take a longer time to sell if their home is ready for buyers to see it. Your Danbury,CT area home doesn't have to be HGTV ready, but presented to the open market in a clean and organized manner. You won't go try to sell your car if you haven't clean the inside, brought it to be detailed and the oil changed before you start to advertise your car being for sale.Why should the sale of your home be any different? However, it is even more important to put in the work for your home,your largest asset. 

As part of the service that I provide to the owners, I offer to go through the house with them once they agree to work with me to evaluate what should be done prior to photos. I only do that after I have the listing contract done, because I don't want to be taken advantage of. I am not in favor of owners making very large charges to do their home or lifestyle in order to get their home on the market. Items that I ask that are reasonable include some touchup paint, removing unnecessary decorative items from rooms (put in the basements), put away some family photos or art, secure all sensitive paperwork & medication and move any smaller extra furniture from rooms that make the space appear smaller than it is.  I also suggest cleaning off their kitchen countertops and items from the master bathroom for when the photographer. Lastly, curb appeal is very important, so please mow your lawn, put a couple of small plants outside, possibly powerwash your siding & clean up stuff that is placed outside. In moments of doubt, ask your hometown real estate expert on what to do or not bother doing.
