Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of February.

Scottsdale Active Listings

This first image shows how many homes were on the market at the end of February 2019 compared to February 2018. The inventory of homes for sale was down 7%. Here is similar information but we are comparing the end of February to the end of January 2019. The number of homes for sale increased 2% month over month.

Median List Price for Scottsdale Homes

The median list price is a measure that tells us the midpoint of home prices. Exactly half of homes are priced higher and half are priced lower. In February 2019, the median list price of homes for Sale in Scottsdale came in at $924,000. This is up over February 2018's $899,000.

Days on Market

The Days on Market (DOM) metric is a simple way to get an idea of how hot or cold a market is. A hot market will have a lower DOM while a slower market will have a higher one. Scottsdale's Days on Market for February came in at 95. This is up one day from the same time last year.

Median Sales Price for Scottsdale Homes

This next section looks at the median sales price of homes in Scottsdale. The median sales price for February 2019 was just over $583,000.

This is up from the February 2018's median sales price of $516,000. However, it came in lower than January 2019's $600,000.

Number of Homes Sold

This last section looks at home sales in Scottsdale in February.

Sales were down 12% between this February and last February.

And, looking at month over month, things look better. Sales were up 16% at the end of February compared to the end of January.
