It's understandable if your buyer was ALSO a real estate agent...but 10 out of 10 times, they likely are not. These days people feel like they are experts on subjects just because they did a google search. If you google "DIY Dentistry" you will find plenty of palm-to-forehead examples of genius. Imagine being a doctor and being told your diagnosis is incorrect by your patient, because your patient found an online article. Nevermind the 10+ years of schooling you had to familiarize yourself with health.
This is the same for real estate agents.
Online searches can only take you so far. And even with details of listings themselves, the online details of the listing are not always representative of the actual listing. Just like that time you went to a motel and realized photos didn't convey the smell of cigarette smoke on the curtains.
