3-Bedroom Homes for Sale in Carlsbad - March 2019 Update


3-bedroom homes are often desired by Carlsbad home buyers. For some it’s a first home, while others may be. A 3-bedroom might specifically meet lifestyle and budget needs. And then there are those buyers looking for a Carlsbad beach home, near or on the ocean, who are willing to settle for a 3-bedroom home on or near the beach.

The inventory of single family detached homes has increased in Carlsbad since December by 14%, however the housing market remains one that favor seller’s (read the Carlsbad Real Estate Market Report for February 2019 for more details on the Carlsbad housing market).


3-bedroom homes in Carlsbad


Currently, based on the rate of sales so far this year, we have about 3.2 months of inventory of single family detached homes with 3-bedrooms.


3-bedroom homes make up about 24% of the total inventory of detached single family homes for sale in Carlsbad.

2019 Year-to-Date Sales of 3-Bedroom Homes in Carlsbad

Sales of 3 bedroom homes Carlsbad so far in 2019 have been fairly brisk, with 48 sales, on the market an average of 39 days. Sales prices have ranged from $660,000 to $2,000,000 (the average price was $910,519; median price was $806,350).


23% of the sales were cash transactions. Buyers were able to negotiate 2% off the original list price, on average. However 25% of the buyers paid asking price or better for their homes.

Interesting that you have inventory, at least in the 3-bedroom market. If I was looking for a house, I'd snap up one with the view in your top photo! What would be a typical price range for that view?

Well for that ocean view, you might find something small for $2M or so, (or less for a condo). There is a 4 BR onceanfront home for $5.4M. Or go whole hog for  an ocean front estate at $29,950,000 (10,000 SF and 5 BRs). The true ocean front homes are kinda rare.

I'm getting to a point that I am thinking that a 3 or 4 bedroom home sounds like the perfect size.
