Home sales and prices fell in the Anthem real estate market during February. The total number of homes sold was down 24% versus January and down 29% year over year. The average sale price declined by 2% versus January and was flat versus February 2018. The price per square foot was up 1% versus January and was flat year over year. The 12 month moving average ($349,039) was also flat versus January, and is up 5% from last year. The days on market rose to 77, up 3% versus January and up 10% from February 2018. The burn rate, (or homes under contract versus homes on the market) decreased dramatically to 2.35 month’s supply, a solid seller's market. There are now 150 homes on the market in Anthem, and 111 homes pending/under contract foreshadowing a much stronger March report.

Avg. price per sq. ft. (Solds): $153.44 (Up 1% from Jan. '19, Flat versus Feb. '18)
Avg. Days on Market (Solds): 77 (Up 3% from Jan. '19, Up 10% from Feb. '18)
Highest Sold: $563,000
Lowest Sold: $179,900
