Should an Agent list homes in a neighboring town?

I got a call from an agent WHY I am listing homes in her town? She was still talking as I Googled her name. It is rare I would not know a local aent even from another town. As I pondered my next sentence, she was still giving it to me. Then, it was kind of laughable when I read that she just moved to the Manchester NH area from out of state. 

 

Born, raised and working in this area for 33 years, I have listed and sold countless homes in every town in my area. NH is a different kind of market when in less than 5 minutes I can be in one of four towns. 

 

My feeling has always been to list and sell in towns and cities i know and are comfortable answering any question about. It is common for me to list any where within Southern NH. It is more common for me to sell those homes, make the seller happy enough that they refer me to everyone they know. Then get a new listing referred to me and repeat. 

 

So back to this new agent. I thanked her for the call. She knows i have listed 3 homes in the town the last 2 weeks. One of those already under contract and the other 2 not far behind. I let her know she is welcome to show her buyers my listings and as always, I love working with buyer brokers. I think she was more upset how kind I was as her response was "i made it hard for her not to like me."

 

 

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

You made me laugh. My state is so small that some agents cover the whole state. I don't feel comfortable driving 2 hours down to the beach, but they do it. I used to be in 3 states and now only cover 2, but they both have lots of historic homes!

Scott, in my market, which is the Greater Los Angeles area  we have many different zip codes and cities too many to name for starters, for your convenience... Santa Monica &  Beverly Hills and the list goes on and on.... I find Real Estate is a relationship business first and then it depends how familiar and knowledgeable one is of the various markets.... I am always amazed when I hear  that in different states  agents who cover two to three hours distances..... It is all about time management and skill sets with that said I do not begrudge them I applaud them. We have over 10,000 agents in my market and everyone manages to make a living, some better than others... Michael Jacobs  you are funny and spot on:)Enddre

I do list in neighboring towns as I know the areas and the market.  I do not list homes when the area is out of my area of expertise.  You handled that agent extremely well.

Our county is filled with little neighboring towns, we are all selling in them. The only time I don't love it, is when an agent from Portland tries to sell over here, especially when they haven't taken the time to research the market. It's obvious when somebody doesn't have a handle on the values.

I like your style! We are state licensed agents and can sell anywhere in the state, if we choose to do so. I'm like most agents who don't want to drive 2 hours to sell a house and prefer to know the area, which can take me up to an hour away, since I've lived and worked in a variety of central Virginia counties. It all depends on the client! Your response was spot on.

If I get an inquiry about listing or buying a home in an area I am notfamiliar with--I try to refer it to another agent. Often I am just not comfortable trying to 'wing it'.

See Nina Hollander , it is normal. Here in NH I can be in 2 counties within literally 2 minutes and 3 counties within 5 minutes. I have 17 towns i am in within 15 minutes or less by car.

I dont need to buy it to "own" it Michael Jacobs . First listing under contract in 3 days, 2nd listing should go under today and 3rd listing in 2 weeks in the town has 7 showings in the next 2 days.

Thank you Hannah Williams . it is typical and very short 15 minute sto drve to any of 17 towns that surround me. Driving is part of the job and i enjoy it, as well as listing and selling homes wuick in all these areas.

That is what i thought too Anna Banana Kruchten CRB, CRS 602-380-4886 . `After it went under contract i di dhear back from her, this may be a whole other blog but learning where she was from, makes more sense how she acts. She also told me she has a second job until real estate gets going

Chuckle of the day, thanks!     What a silly agent she is!    As long as one knows the subtleties of the area including key developments and factors that will impact a new homeowner or the market value, I say go for it.    

I will gripe about people who cover enormous statewide regions though, even though they are licensed, since they're not really available to service the property quickly in the event of a door malfunction etc.
