The North State Area of Carlsbad Village
Growing and Changing Urban Living
The North State area of Carlsbad Village is gaining quite the reputation as a hip and artsy place to enjoy, with some fine dining to boot. NOTE - there have been a number of changes since this article was written in April 2019.
And you can live right there, too! More on that later. Meanwhile, here's a quick tour!
North State in Carlsbad Village
WHERE IS THE NORTH STATE AREA OF CARLSBAD VILLAGE?
It’s been fascinating to watch the transformation of this area of the Village over the years…State Street north of Grand Avenue up to Laguna Drive and the small Maxton Brown Park overlooking the lagoon.
The area spans less than ½ mile, but there’s a lot crammed in there…and it’s growing and changing in positive ways, and is an exciting and interesting extension of the already-vibrant State Street block between Grand Avenue and Carlsbad Village briming with shops and restaurants!!
So where do you start?
THE NORTH STATE LIFESTYLE
The eclectic nature of North State, with remnants of older days, is immediately obvious, especially at the far north, with several automotive repair shops, including Carlsbad British Motorcars, one of the largest British car repair shops in North County (Jaguar, Land Rover, Aston Martin, Bentley, Rolls), and a nearby do-it-yourself car wash.
The area has grown and changed in so many ways it even now has its own name, as so often happens with urban areas undergoing changes.
Need a salon? Got ‘em. A spa? Yep, that too! Woven We Are is a yoga and wellness center in the heart of it all.
The Carlsbad Design Collective is here, offering a full range of design, print and marketing services for businesses.
The Carlsbad Village lifestyle by the beach is diverse, offering a myriad of activities, things to see, dining, shopping and the arts, and North State offers a wonderful slice of that lifestyle.
And you can readily explore beyond the North State area to the south, along the Coast Road and Carlsbad Village Drive, and of course enjoy being close to our beautiful beaches. There are multiple arts and crafts fairs in the Village just down the street, holiday happenings at the Carlsbad Village Faire Shopping Center, musical events, and free Flicks at the Fountain in the summer on Thursday evenings.
NORTH STATE DINING, SHOPPING, THE ARTS AND MORE
Dining options have grown dramatically in the last few years, with the innovative Campfire opening in 2016, the recently opened Jeune et Jolie (by the owners of Campfire) which I have yet to try, Baba Coffee, a wonderful dessert place, Handel’s Ice Cream, that just opened, and Mas Fina Cantina bar and grill (NOTE 1/17/2020 - This Cafe will be closing due to renovations to the building and the adjacent Art and Antiques Mall, to make room for State Street Commons).
The Steady State Roasting Company is here, too, a small roastery offering some unique coffees to taste or brew at home, as well as merchandise
Carruth Cellars Urban Winery and Tasting Room is tucked away off the main drag down a short alley adjacent to Campfire, and another newer entry to the dining scene, Shorehouse Kitchen, is just north of Grand Avenue. Apologies to any I am forgetting, and no doubt there will be more.
The art scene is alive on North State, with the New Village Arts Theater, the State Street Artists Collective, and The Foundry Artist Studios at New Village Arts, also an artists’ haven with resident artists and regular artist receptions. An early adopter is there, Evrbottle (bottles recycled into floor, shelf and table vases and practical art), too, now part of the State Street Artist Collective. No doubt there is more to be discovered, and more changes ahead.
So what can you buy in the North State area? Wine, liquor, artwork, antiques, furniture, surfboards, tires, jewelry and exotic gems, massage, hair cuts, home furnishings, crafts, collectibles, and the list goes on. The Village Rock Shop is there, and the Carlsbad Village Art and Antique Mall offers multiple vendors selling everything second or third-hand you can imagine.
The weekly State Street Farmers Market takes place every Wednesday between Grand Avenue and Carlsbad Village Drive just south of North State. The block is closed down for the market and you can enjoy several dozen vendors of fresh produce and so much more, as well as all the eateries and shops in this area of State Street.
Public transportation is nearby, too, with the Carlsbad Village Train Station just off State at the corner of Grand Avenue.
The station serves the commuter rail to San Diego and points in between, and Amtrak, which makes several stops in San Diego County south of Carlsbad on the way to San Diego, or you can take the train north to Union Station in LA and coastal cities on the way. Buses are nearby as well.
Want to have professional office space in the Village? BLOC may have just what you are looking for with a variety of office space types/membership options including private (for up to 1-person teams), flexible use desks, and dedicated. They offer meeting spaces that can be scheduled, art work, and cold brew coffee and Kefir Soda on tap, in the heart of all North State offers. There’s something for every budget.
And of course North State has real estate for sale, too.
REAL ESTATE IN NORTH STATE AND NEARBY
The North State area was certainly not known as a place to live, with only a few houses and the Carlsbad Trailer Plaza. But that has changed in the last 4+ years. You can live in a stylish 2002 sf New York-style loft at the Railyard Lofts built in 2015 (a 4-unit LEED Gold Certified complex), currently priced at $1,429,000 about mid-way down State. One similar unit sold for $1,450,000 and the 2988 sf single-level penthouse unit with elevator sold for over $2.2M, both in 2018.
At the north end of State a new complex of town homes with roof decks offering a variety of views including the lagoon and ocean, Seagrove, was built in 2016. These homes sold quickly and we are now seeing resales – there are currently 3 on the market, priced from $1,000,000 to $1,165,000. One of these 3-story town homes( one of the largest units at 2351 SF), sold for $1,147,000 last month.
Obviously living in this area provides a different style of lifestyle than a more suburban residential area. But it would work well for those wanting the close proximity to beaches and all that the Village has to offer right outside your door – you can even leave your car in the garage – or those who are seeking a lock-and-go vacation home.
If you are interested in learning more about the North State area and the housing opportunities, please reach out to me at (760) 840-1360 so we can discuss your needs, lifestyle preferences and budget. I can provide you a list of the homes that could work for you.
