The ink was dry on the accepted offer and in the next 48 hours the movers would be coming to pack up our Sellers belongings and take them to the other side of the country. We had "introduced" them to their out of state agent and she was working on finding them their next "happily ever after."
We said our goodbyes over dinner...we had sold him his Wisconsin house and he was looking forward to his new job. Yes we would take the garbage out...make sure the mail was forwarded and not left in the box..have the grass cut if it needed it before the Buyers moved in...we had known each other a few years and left with the confidence that things would be taken care until the sale closed.
"I referred you to some friends that were sure they could sell on their own," he said. We are still largely in a Sellers market...to these people it looked like no challenge...you put up a sign...show the property...and Bingo...you get an offer...close and moooove on to the next place. That is a popular perception by the public when the demand is high and the inventory is low....and in fact, every agent has those stories to tell during this kind of market.
His advice continued to his friends..."I have known these agents for a long time. Selling quickly as the home hits the market is not the real test of a good agent. A good agent to us, is the one that can show you exemplary results in difficult situations...in both Buying and Selling our home...the Hansons have shown us their experience and education paid great dividends. When we purchased our home in the winter, we were not able to test the air conditioning. The first time we turned it on in the spring, it did not work...the neighbors verified the Sellers had complained it was broken..BUT ...there was no evidence on the required condition report at the time of the sale.The Hansons went back to the listing agent and Seller and got our new central air paid for at the Seller's expense months after closing. In selling the house...they helped us prepare the home for sale and maximize the showings with a new baby and two dogs and minimal inconvenience. When things "went south" with an offer...they responded quickly getting another offer in less than 24 hours that was better in many ways than the first one.
"It isn't always how fast your agent sells you a house...OR sells your house...it IS how well they do it regardless of the circumstances."
