Your Million Dollar Year Day 21 Can I drink now. I don't know what the average person expects of their real estate agent, I know what my experience with average people tells me they expect. Everything. From the moment we meet in person there is the expectation that you will actively be providing value.  You know some history of the building, the area, the builder something they don't know, couldn't know unless you did this kind of thing every day. You know the traffic patterns, the best walkable restaurants that fit the lifestyle you describe.

Expectations are one thing, the other is performance. There are specific legal and timely forms that need to be taken care of. Time is of the essence is at the heart of real estate. Nothing happens for the Realtor® until both parties are satisfied and the transaction is complete. Performance now demands the professional provide specific and detailed guidance during the process. The Realtor® will protect and defend your interests. A Realtor®, by code, will get the highest and best use of the land as possible. Expectations are one thing, performance is another.

To accomplish anything you need people involved who also understand the process and can get something accomplished. It is amazing how often an opportunity is lost because some step was not anticipated. Whether it is how the other agent needs to be communicated with, is is text, email, phone call or smoke signal, or  does the deeper history of the parties involved need to be further discussed to make sure each party is best suited for the other. These tasks demand some delicacy and finesse. It is not that anyone could get things done it is that those who are better at it get things done better.  Your Million Dollar Year Day 21 Can I drink now

Native knowledge has saved my butt on a number of occasions.  There is a new subdivision going in just down the road from me, being built on an old landfill. Guess who will not be selling any of these homes?

Grant Schneider I woud throw in resiliency as well. In every transaction there are uh oh moments and some jump off the cliff moments. It is good to be able to be resilient.

Gwen Fowler-CRS- 864-638-3599 SC Mountains & Lakes-- Part of what I learned is depending on how the developer capped the waste and how the plumbing lines and drainage systems are put in make a difference. You might want to have a discussion with the developer to see what they have done, it might be an enlightening conversation and an opportunity, (if all is right from your research) to have so many opportunities close to home.  I don't know the situation, but this course has emboldened me to ask more questions.  Make it a great day and thanks for your comment.
