There are currently 52 active listings of single family homes in Watercolor.  Watercolor is a planned subdivison developed by the St Joe Land Development Company.  The subdivision is almost fullt developed but there is always signs of construction as the homes that were built in the first phases are being remodeled and the last lots that were undeveloped are finally being built upon.  This is slightly down from this time last year.  We are entering the summer season and most folks do not really want to sell their properties if they have a full summer of rentals on the books.  

There are 16 pending listings and 26 have sold over the last six months.  

Of the sold listings the average days on market is 141.  the price per square foot of these sold properties is $547.00.  The average price per square foot of the active listings is $678.00.  A big difference.  Median price of the active listings in $1,899,500.00.  The sold listings is $1,430,000.00.  Average size of all of these listings is over 3,000 square feet.
