Sellers...A 12 Point Checklist for When Your House is Being Shown.

 

Once you’ve prepared your house to go on the market, your work doesn’t stop there.  You’ll want to be prepared to take advantage of every showing your house has.

It’s hard to keep your house in Show Ready condition, especially when you have a family including our 4 legged members.

 

Below is a 12 point Checklist to help make sure that your house is ready to meet its new owners!!!

 

1. Remove all dishes from sinks and countertops.

This is something you’ll want to do the night before but we all have dishesthose last minute items. Make sure to place them in your dishwasher, or do as a friend of mine used to do when she was in a hurry...place them in the refrigerator!

2. Turn on every light in your house and open up the blinds and window coverings.

Don’t make your buyers waste valuable viewing time trying to find a light switch.

3. Take a quick trip through your house with a basket or bag.

Pick up stray toys, papers, etc that have been left from the night before.

4. Empty all trash cans and wastebaskets.

No one wants to see your trash.

5. Run your disposal

This will only take a few seconds but drop in some ice cubes or baking soda and vinegar to eliminate any odors.

Don’t smirk and shake your head. Ask any agent and they will tell you that they have shown homes where beds have been left unmade!

7. Bathrooms

Hide personal items like toothpaste and brushes. Give the countertops a quick wipe down; commode lids DOWN, and towels folded neatly.

8. Office area

Turn off computers and if you have laptops, place them in a secure spot. Make sure that your personal papers are locked up as well.

9. Jewelry and medications

Do not leave these out. Make sure that they are locked away.

10. Laundry

No one wants to look in your laundry room only to see piles of clothes and towels. And it doesn’t matter if they’re clean!  This room is as important to a buyer as any other room.

Hopefully, you would have taken care of this the night before but if there is no time, toss it in the dryer.

11. DO NOT…

Do not light candles and leave!!!!!

12. And finally…. Leave!!!

Your agent has told you to do this but you have to leave for a showing.

Yes, you know more about your house than anyone but you can tank your showing by being there.

Buyers will still feel like guests in someone’s home if you are present and will not feel comfortable viewing it as their own.

AND...Sellers no matter what you think, you might just slip up and say something that you will regret.

 

Make every showing count!!!! Now Bring on the Buyers!!!!

OK...I have two more. These are things to be before you first start showing the home:

1. Make sure the oven is clean

2. Change the air filter

The part about lighting candles is soooooo true. If you want it to smell nice rub a little vanilla (real, not imitation) on the light bulbs before turning them on.

Great list to adhere too!  Sellers want people to see their home, so they can get it sold and I always warn them that it will not be comfortable.

Great list, Kathy... and let me make it a baker's dozen and add one more item: do not set tv's and music to play loudly. (It's very distracting.) And don't forget about containing one's pets.

Hi Kathy Streib - These are great suggestions that every seller should adhere to.  On a personal note, I remember very well a seller sticking around a home I was interested in and right in front of us said she would drop the price $10,000!  What it did was set me up for the home I really wanted knowing I had a great second choice option.  Those sellers lost $25,000 because I felt embolden after knowing what I could get for my second choice (same neighborhood) at a much better price!

Ah, geez, I've kicked my way through crap a foot high on every flooring surface, stayed clear of the dish pile in the sink and hurried through bedrooms with unmade beds, and these are often the places that expect an agent and her buyers to slip on booties!!!!!!!!!!! A larger percentage (than you would think) of people selling homes are pigs.

We've all seen it, walk into a home and you have to kick the trash out of the way so you can enter.  I've had one, where when you opened the door the smell that came to great you, well we just shut the door and left.

applause for all the points, especially #12. So many times in my 32 year career serving chicago I have had to awkwardly tenderly asked the seller to please allow me to conduct the tour without your help. Some of them have got it, but most have not. The ones who did not get it, the buyer quickly loss interest in purchasing. I tell my Sellers during the listing presentation, you want buyers visualizing their living there. If you are in their face they only see you, and not themselves in your home you desire to sell. There are moments, especially in the winter when a seller can’t leave. At the very least don’t be in the same room when buyer is touring😂😅🤣.

Hi Kathy:

This is an excellent list for sellers to prep for showings. It's not too bad if you keep up with things daily (and I've been through it a number of times). Taking care of the pets and all of their stuff (litter boxes especially, and doggie droppings in the yard) is key.

At the listing appointment, after we have signed, I take the seller on a tour of their home and give them a list of things they need to do before we can start showing the property.

This list would be a great one to share.

I have listing coming in May and we are in this stage with the sellers. She is concerned about her jewelry, but upset that I recommend locking it up. Her response, I wear jewelry everyday and this will be so cumbersome...

People forget selling a house is different from living in a house - you have to be a bit inconvenienced for just a short while.
