Be sure you are ready to sell when you list your home.

 

 

April is not the time to test the market.

Some things to consider:

If it sells right away, what are your plans?

If it doesn't sell right away, what are your plans?

Do you have your next place lined up?

Can you find and purchase your next home non-contingent?

Do you have a second home?

Maybe you will need to do a rent back or interim rental. 

Be sure you are ready to move when you list.

I really am not a big fan of testing the market regardless of the month. Unless a property is very difficult in terms of finding comps, it makes no sense. Price it to sell for the current conditions and then be ready to go! We are about ready to list and have asked the sellers what will happen if they haven't found a replacement home in time?  Fortunately, they have a plan B.  As usual Margaret, your good common sense prevails as illustrated in the list of questions for sellers to consider.

Why "test" the market if they're serious about selling?  Who has time for tests? Either they want to sell or they don't.

I recall a person in our town who loved to "test the market" just to see how much his properties might bring. When he got an offer he'd refuse it and take the property off the market.

Why his agent played along with that year after year is one of those mysteries I'll never figure out.
