Charlotte, North Carolina Region Housing Market At A Glance

March 2019

March 2019 Charlotte region housing update. Charlotte region remained a seller’s market in March 2019 with inventory remaining extremely tight, resulting in higher home list and sale prices due to continued high buyer demand. Closed sales were down, but pending sales were up 12.4% year-over-year. The housing affordability index continued to decrease, as well. Months supply of homes remained very low at 2.2 months and even lower for homes priced under $200,000. Average sale prices have increased each month this year to-date.

Nina I know you said that no business has come from your Market Reports, may I ask did you ask buyers and sellers how they found you? I bet most will say in the Internet but can not put their finger on where...Endre

Endre Barath, Jr. hi Endre... I always ask how buyers and sellers find me. Always. That's how I know nothing came as a result of market reports here in the Rain. And I can track how they come to me to my website...so if it's a lead from Active Rain, I will know that. 80+% of my buyers and sellers come to me from client referrals and repeat business from past clients. I've not been able to make any inroads through Active Rain.

Nina, your knowledge of the Charlotte area is truly impressive. You always know the market conditions and what it means for buyers and sellers. You might not get leads from AR but, there's a reason you have a continuous flow from referrals and repeat business - you're the best of the best.

With inventory being low, anyone looking to sell their home should contact you right away, if they want top dollar that is.

Roy Kelley hi Roy... I can tell you that the types of homes retirees are looking for in our area are much more expensive than our average and median home prices would indicate. I've got a few clients locally who are thinking about scaling down and they are all experiencing sticker shock!

Few housing markets are more exciting to watch than yours in Charlotte, Nina Hollander ... it's been so strong.  Perhaps the recent jump in pending sales is tied to the dip in interest rates?

Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi  hi Gene... I'm sure the dip in interest rates played a factor... but at the same time we have so many people moving to Charlotte, I suspect that's at least as big a factor.
