I actually sent into an email asking what my home is worth to Open Door. They sent me back an offer at least $40K below market. I will now share this information with my clients.

Yes, you need to do that. This is now 2 of us who have personal experience to share. I had a lunch and learn meeting with agents yesterday and they said people like the convenience of selling to these companies and they do not want to have to fix up their home before selling. All Agents need to tell their sellers they are leaving serious money on the table AND these companies charge more than Realtor's commissions! 7-9% is what they wanted to charge me. Plus they will come and do a thorough inspection of your home and nickle and dime you to death on what they say needs to be fixed, so that the NET take away is far less than if they had used a Realtor /Agent who has their backs and can almost guarantee they will leave with more money in their pockets, even if they do not fix up their homes prior to sale. Agents need to get out ahead of these companies and show whey they offer much more than these companies do!
My concerns about Open Door, other than they send their marketing stuff to my mailbox about once a week, is that the seller isn't getting an oportunity of a total willing buyer/willing seller market, and are being potentially short-changed in the process. There business model is beyond my concerns that we normally have with simple dual agency.
