Is Spring the Best Time to Buy Property in Door County?
It's an often asked question for me, as a Wisconsin Real Estate Broker practicing in Door County: When is the best time of the year to buy a Door County property?
WINTER: Winter brings out the very serious buyers, the ones that will brave walking through three or four feet of snow for that very special listing (and that very specific thing happened to me a few months ago, with a family searching for shore front property when just the right cottage with shore popped up---and with many, many interested buyers in line for this property, they drove up immediately on a winter weekend with four feet of snow (luckily I had a helper to shovel the property for me) and made an Offer on the spot. They are now in escrow and looking forward to their forever Door County summer. home And this wasn't a random experience--winter brings out the serious buyers, I've sold million-plus properties in January, and struggled through three feet of snow down an unplowed driveway a quarter mile long on foot with my serious buyers for THAT property, who also put in an Offer that same day and got a great bargain. SPRING: Door County is recognized world-wide for its gorgeous cherry blossoms (check here for your Door County Blossom Report) and tens of thousands of visitors come up in spring with hundreds of thousands coming for Memorial Day weekend. Spring is a time when many of our "snowbirds" decide to list their Door County home as two homes have become too much to carry. So this is a great time for you to review new Door County listings and price reductions at moredoorcounty.com Physically, it becomes easier to look at listings that are not plowed, and to be able to see the beauty of properties as they wake up from winter, especially shore front property or shore land for sale in Door County. In our spring real estate market in Door County, prices tend to go up from their winter lows, but the variety of inventory offers more choices (but these choices go quickly--act quickly if you want to buy in spring). As such, spring is a great time to purchase, as prices have not reached their third and fourth quarter peaks and new inventory is coming on market regularly (but going under contract quickly).

SUMMER: People automatically assume summer is out busiest season in real estate here, and historically by quarter it is not. Yes, people are DEFINITELY lighting up our phone lines, and also stopping in at our office across from the Sister Bay Marina, and people ARE looking at properties, but truly---there are just too many wonderful things to do in the summer here. Also, many of our properties become owner-occupied or rented in the summer, making them much harder to show. It is almost impossible to sell a hotel condominium in the summer (they are all rented). But people come and look, and we write contracts, but we also enjoy everything about summer in Door County--the water, water sports, excellent beaches, wonderful shopping, exquisite natural parks, fantastic dining---there is SO much to do in Door County in the summer that even if you're looking for real estate, you may call to cancel if your family wants to go to the beach or a farm or a park if the weather is fabulous. We know this, and we understand. We totally get it, because we love summer here, also. Shore front property continues its popularity in the summer, with so many fantastic waterfront sunsets. AUTUMN: As the weather turns cooler, autumn suddenly becomes the time with the most urgency to buy. You LOVED your Door County spring and summer visits, now you realize that you want to make Door County a permanent part of your life....but with so many wonderful things to do like take the world-famous winding drive to Northport to look at the autumn foliage, you want to pick apples and find pumpkins to take home. Plus--the Festivals! There are many festivals, and they're all wonderful. And don't forget the silent sports--the bike rides, the Century Run--so many things to do. Now you've fallen in love with Door County, and we're here to help you find the Door County property that you'll call your Door County home for 2019, 2020 and beyond. As such, the fourth quarter becomes a rush, and prices go up. A careful eye is kept on interest rates, but the remainder of the year looks relatively steady, so the Offers come in--multiple Offers--and the prices rise. The competition can be fierce.

As such, when do I really think is the very best time to buy a Door County property? I choose spring. Access is easier, more new listings are coming on, there is less competition AND you can still enjoy your property for the remainder of the season. If you're buying a hotel condominium in spring, it's likely booked for the rest of the summer and autumn, but you'll be gaining rental income. And if you buy land, it gives you time to decide when and how you want to build. You'll love the rest of 2019 in your new Door County home if you buy this spring....and we are here to help.
