We have a property that is under contract but with a simple contingency.

It's not a financing contingency, it's not a home inspection contingency,  it's not a termite contingency, it's not a radon contingency, it's not a condo or HOA contingency, it's not a well/septic contingency,  it's not an environmental contingency, it's not an it's not an appraisal contingency and it's not a sale of another property contingency. 

It is contingent on having gas cooking available in the property.  Sounds simple?

Just called BGE, for this contract..and you have your answer. NOT. The utility company told me there is gas available at the address.

But, you can not bring a gas line inside until you have a gas appliance to install.

So we've been told there is natural gas at the property, but we have not been able to find out the cost of bringing the gas line in and the installation of a gas stove.

And that's the contingency.

Here are some of the people who have already been contacted: 

 

-The condo association states there are gas meters at a few of the townhomes.

-Baltimore Gas and Electric verified that gas is available but could not give other info.

-The appliance dealer but they only install the appliance.

-The plumber...who would run the gas line after the hook up by BGE.

Someone to pull the permits.

 

Sounds like a lot of coordination to switch a new electric stove to a new gas stove.

Sounds pretty simple!

This gas stove is the buyer's only contingency before moving forward.

And since this is the single contingency holding up this contract, we plan to have the answer within 24 hours.

 

Does anyone have a better, correct and safe way to get this buyer a gas stove?

Good Evening  - Just wondering , since the utility states that  gas is available on the property.  Would the condo board be able to let you know which units may have converted so that you can speak to the owners regarding the cost. 

Check for pulled permits...

In my home, we converted to a gas stove by getting a propane tank outside, but I doubt a condo would allow that. As Michele Cadogan-Cell 917-861-9166 mentioned, maybe the town has records of permits (if they are needed in your area). Then perhaps talk to the owners of the units that have gas stoves to see how they did it....Good luck!

I'd say Michele Cadogan-Cell 917-861-9166 has pointed you in the right direction. I had a similar situation only it was a single family home and their was a down draft for the solid surface cook-top. They could get permits and bring as gas line up through the downdraft to install a gas cook-top because there were natural gas lines to the house..it wasn't cheap..$7,500 but a solution. You will find an answer I'm sure of it.

Kat Palmiotti This one is going to be easier to solve. I just have to get to the right people for the answers. Propane has been a solution for private homes that don't have gas in the area.

I grew up with a gas stove and have learned to enjoy cooking with an electric range.  To me, cooking is cooking. I'm sure they have a good reason for insisting on gas.

Whew, I love gas top cooking over electric, but I don't know if I love it enough to make it a contingency.  I hope the answers you find result in a happy buyer, happy seller, and a beautiful new home for someone : )
