1st Quarter 2019 Market Trends Report for the Greater Los Angeles area is published: Let's look at the Median Sales Price for Single Family Homes

 www.endrebarath.com

Many times, I have been asked: So how is the Market. My answer was filled with questions instead of answers. Are you asking about Single-Family Homes? What area are you interested in hearing the answers to? The list goes on and on. Today the Multiple Listing Service published a great report and called it the “Heat Map”. This clearly illustrates my point. The greater Los Angeles area is very diverse and there are over 50 different general areas and pockets can vary from area to area. So with that said let’s see what the Multiple Listing Service (MLS) had to say:

While the overall median sales price for single family homes in the MLS™/CLAW Areas (Pacific Coast Highway to Downtown Los Angeles) remained the same in Q1-2019 versus Q1-2018, our market climate map shows that we had 22 areas of growth, 23 areas of decline and 4 areas of no change. Here are the top 5 performing areas from Q1-2019:

Top 5 Median Sales Price Growth

  1.      Mount Washington (MSP +$329K, 37% Increase)
  2.      Malibu (MSP +$865K, 34% Increase)
  3.      Ladera Heights (MSP +$405k, 33% Increase)
  4.      Cheviot Hills-Rancho Park (MSP +$660K, 33% Increase)
  5.      Beverly Hills Post Office (MSP +$760K, 32% Increase)
  6.      East Los Angeles (MSP +$132K, 32% Increase)

Top 5 Highest Median Sales Price

  1.      Beverly Hills $6,885,000
  2.      Malibu Beach $5,800,000
  3.      Beverly Hills Post Office $3,380,910
  4.      Malibu $3,340,000
  5.      Pacific Palisades $3,080,000

Good morning Endre - that surely makes the point that real estate is local ans specific.  Not every buyer or seller wants to accept that if it doesn.t fit what they want.

Oh my goodness, those prices!  Real estate sure is expensive in your neck of the woods. My son moved to San Francisco at the beginning of the year - they knew going into it what the home prices were going to be, but still. Wow.

Endre "how is the market" may seem like a simple question, but the answer is not a quick and simple one.

Endre, I really like that you point out how's the market is a question that can't be answered without further questions. Real estate is local local local. The increase in the median sale price for the top 5 areas is quite impressive. I visited Pacific Palisades years ago and it's so beautiful.

The median prices would be our HIGH prices and would not have many listings at those prices. Happy Easter, Endre.

WOW! I love that your MLS publishes a heat map - what a novel idea - and a great one to prove your point. It's always best to ask questions before spouting off  'how the market is,' for sure.

Those median sales prices and increases in sales prices are incredible - oh, what a pricey market you work in!
