According to the March 2019 Lake Havasu Market Report, year-over-year sales decreased but prices continued to rise. Inventory is also on the rise, which means more choices for you! Let's go shopping. Inventory and prices continue their steady upswing, according to the March 2019 Lake Havasu Market Report, even though sales have tapered off. But the busy season is just beginning.

Lake Havasu Market Report - March 2019 Sales

Click here to search all homes for sale in Lake Havasu CityFlex MLS reported that a total of 217 Lake Havasu homes were sold in March 2019. That's a 21.4% drop from the same time last year. However, it's still an 18.6% increase from February's total sales. Pending sales actually went up 9.1%, from 241 in March 2018 to 263 in March 2019.

Prices continue to climb in Lake Havasu City. Last March, buyers paid a median sale price of $241,477. But last month, they paid $279,000, an increase of 15.54%. And they show no signs of slowing down anytime soon.

Lake Havasu Market Report - March 2019 Inventory

Inventory levels held steady at 4.72 months (the exact same amount we had available in February 2019). But this marks a 24.87% upturn from the 3.78 months available in March 2018. After staying below four months for most of last year, we're seeing more homes on the market this year. Both new and active listings experienced double-digit increases from last year. New listings rose 14.8% to 294 in March 2019. Meanwhile, active listings saw a 13.5% increase to 924 last month. Median days on market dropped off 14.71%, from 34 last year to 29 last month.

What Buyers Need to Know

Interest rates for a 30-year fixed-rate mortgage continue to hover in the lower 4% range, according to Bankrate.com. In fact, they've fallen just over 1/4% from the beginning of the year.
