Real Estate Sales for Battle Ground WA Continue to Improve in March 2019
Generally Improved Unit sales, with slightly decreasing prices and Available Inventory; suggests this town has a good start to this year's sales season. Here are highlights this month:
- The 3-Month Moving Average Sales Price is $426,392 or +18.48% compared to the previous year; with the 12-Month Moving Average now at $428,004 or, +11.85% higher.
- The Inventory level for Resale Homes fell slightly to 1.6 Months.
- Approximately 42 Pre-owned Homes closed, compared to 48 Sold in March 2018; a decrease of 6 homes (-12.5%).
- REO/Bank Owned property sales were 0 units (0% of total); compared to 4 (8.3%) the same month in 2018.
- Short Sale /Pre-Foreclosure property sales were 1 units (2.4% of total); compared to 2 (4.2%) in March 2018.
The Average Sales Price for Battle Ground down slightly to $426,392 this month, and is $66,519 higher than at this time last year; and now leads Vancouver's price-level by $74,102.

Unit-sales these past few months have been "making the seasonal turn upward" and at a strong enough pace to cause the long-term trend to move upwards slightly as well. That said, we are running 9 sales (-8%) behind last year's pace.

This month the average sales price has made a slight "southerly" turn, which is not too unusual this early in the sales-season.

All three measures in the first graphic - New Listings, Pending Sales and Closed Sales have made almost lock-step upward moves, which is good to see but has done little to change the Available Inventory.
This month the Average Closed Sales prices are at the lowest level seen in the past 4 months. This would cause the earlier short-term trend-line to go downwards for this month.
Lastly, Average Days on Market and Median Days on Market are both well below their peak seen two months ago, and are expected to fall even farther.
