What have you included or excluded in a sale?

 

In my recent post about pianos

I talked about one staying with the home, one for sale and one was free to anyone willing to pick it up.

And our members

Ron and Alexandra Seigel 

made a comment about selling a palm tree. How interesting.

 There are some unusual  stories like 

including a dog in the offer and excluding a unique front door!!

What, out of the norm, items have you included or excluded in the contract of sale when buying or selling?

Good morning, Margaret Rome, Baltimore Maryland I can honestly say that every purchase and/or sale I've ever done has been as clean a deal as possible.... I never wanted to mucky the water.... when I sold my last home, I even left all appliances including a new washer/dryer on pedestals...

Good morning Barbara. I once excluded a dining room fixture. When I countered an offer and the buyer accepted if I left the fixture, it was theirs! Enjoy your day!

Hi Margaret... North Carolina recently amended it's contract to provide a very, very detailed list of what is considered a fixture and an item that is included in a sale. Anything beyond that is a nogotiation between buyer and seller.

I had a cat that stayed with the house. He wasn't written into the contract because the seller thought she could take him with her. When she found out she couldn't, just days before closing, she asked the buyer to keep him. She knew the buyer would because of the feedback we left after viewing the house the first time.

Thank you for the mention, Margaret.  In selling restaurants or office buildings, we had list of FF&E's(Fixtures, Furniture ad Equipment( that detailed every item.  Some of our clients sell the home fully furnished, excluding art work in some instances.  Again a detailed list accompanies the contract.  A

Ron and Alexandra Seigel Thanks for the inspiration. When including any of the furniture...we have to be careful if there is a lender involved. They do not want to see those items in the contract. No problem with cash!

Hi Margaret Rome, Baltimore Maryland -  our own experience I remember excluding a dining room chandelier.  However,  I replaced it with another one before the house was ever listed.

A beautiful classic VW bug was in the garage of one home we listed. The seller refused to sell it to the buyer - and hard feelings ensued. The buyers were so angry and disappointed, they backed out of their offer. Ridiculous, yes. In hindsight, it might have been worth noting from the get-go...the VW in garage is NOT for sale. It didn't occur to us then, it sure does now. :)

PS - I realize this discussion is more about items that buyers might assume are included in the sale, but this post reminded me of how an appealing item can muck things up in a hurry if not addressed prior to listing.

Debb Janes EcoBroker and Bernie Stea JD  Your comment reminds me of a home with a four-car garage housing vintage autos. Similar situation...the cars were the focus for some of the buyers. But that garage and highlighting the antique vehicles helped sell the property.
