Since tomorrow is Easter Sunday, we had our weekend Open House today. Saturday Open Houses are just as productive as Sundays’.  Showings started today on the one we hosted.

Not only did 12 couples visit, but 4 of those couples were looking during the fall and stopped looking in the winter.  They remembered Tammy and Andy from Fall Open House Events. That’s a great sign of a busy Spring-time ahead.

This particular new listing was secured because of a postcard. This is the second sign in the subdivision, and the first sign has a pending rider on it. That, too, was a postcard call.  It looks like this one will have a rider soon. One offer is in hand, and another one is coming!

As Tammy & Andy arrived at their open house, the next door neighbor called the number on the sign and asked for a market analysis!  Their opening comment referenced how they see our signs go up, and a pending sign is seen just days later. That will be 3 signs on one street in a subdivision.

Those postcards are worth a fortune to us. One becomes three, and I assure you, there will be more in this subdivision. All it takes is one listing in a subdivision to tap into all of the potential sellers there. The more we mail, the greater the chance of our initiating additional interest from other homeowners.

Think about the last just listed postcard you mailed on a home that’s pending. Did you mail a sale pending postcard, too?  Most do not. They don’t want to spend the extra couple of hundred dollars. I’d rather not take the chance of losing a new $15,000 commission, and that’s if it sells by another agent.

Marketing must not have gaps. Gaps in marketing equate to missed opportunities and lost income. This is not the time to lose income. There are not enough listings out there to miss a new one.

I remember when I first became a Realtor, Open Houses were traditionally only held on Sundays.  However, there was a period of time when I had so many listings, that in order to provide Open Houses to all of them, I started opening on Saturdays.  I was amazed most Saturdays were actually more active than the Sundays were.  It wasn't long after that Saturday and Sunday became equally popular for Opens.

Excellent points, Barbara! I love it when they receive the 'just listed' postcard, followed 2 days later by the 'under Contract' postcard - that really does make the phone ring.
