Staging an Occupied Home Doesn’t Have to Be Difficult!

 

Most people think of vacant homes when the topic of Home staging comes up. While I don’t know current statistics, I’d imagine that there are as many occupied homes on the market as there are vacant homes.

Any home that is on the market needs to appeal to buyers. The home needs to show a buyer all of the possibilities as well as the liveability of the home.

 

Recently I went through photos of the first home that I helped to stage. It was in 2017 and my staging class had one afternoon to stage a 3 level townhome that was on the market. We could reposition and repurpose furniture and accessories but we had only what was in the townhome to use for staging.

 

Working in teams we were able to get it done. The sellers were over-the-top happy!!!

All it took was some repositioning and repurposing in the nursery!

The lower level now looks like another living space rather than a large toy box.

Owner occupied is what I have always specialized in. I have no interest in the furniture hauling business that is staging a vacant.

I love the challenge and use of creativity of an occupied listing. It can mean all the difference as for how long the home sits on the market!

Kathy, I think many times people forget that staging isn't just renting furniture to fill an empty space, it is often rearranging what is in a home to make it more visually pleasing to a potential buyer! Great post!

Wayne Martin many times I've had sellers with that they'd done what we did to their home earlier. 

Michael Jacobs from a home stager's point of view, it calls for a lot more creativity than vacant staging.

Brian England well, I've had that happen too. In fact I had to advise the seller to just get rid of the furniture that was there.

Sharon Tara same here. The vacant staging is like being a mover. 

Grant Schneider in the worse market here, the homes I consulted on had offers in a short amount of time as long as they were priced right.
