I got in the middle of a parents vs children battle. The sellers lived in their home nearly 50 years. It is time for a new home all on one level. The son showed up with a Realtor. The daughter showed up with a different Realtor and then the home owners, brought me in to see their Manchester NH area Home.
The first was there at 10am, the second 1030am and I was told to come at 11am. They were leaving as I was arriving. I walked into a "raised voice" conversation. As I walked through the home making notes and taking pictures, I could not help to hear the conversation which went back and forth.
We all then sat down on the 3 season porch where the sun warmed the room. As they all asked questions at the same time, it was time to call a truce. First the son pitched his agents listing proposal to sell the home "as is" very "cheaply" for the quickest sale possible. Then the daughter pitched her agents plan to remodel the home, replace the kitchen, bath and peel the wallpaper off. She said by spending $40,000 they could increase the price a good $50,000.
Then came my turn. The home is dated, but it has new siding, new windows, a new roof and a new heating system. Yes the home is dated but it surely does not need to be gutted. It also does not need to be reduced so low it is sold as a fire sale. Based on real comps I showed them what the house is worth "as is". It was much higher than Mr. Agents low ball asking price. It was also higher than Mrs Agents as is value before she guts the home.
The parents frowns turned to smiles. Before the kids could ask how I came up with the value, I was showing them the listing sheets from the sales with addresses, descriptions, size and pictures. The daughter was impressed. The son was angry.
There certainly is a market for a home so clean you could eat off the sparkling hard wood floors. The large yard, garage and location near one of the best schools in our city.
The son was mad, but at his friend for giving such a low price. He said lets sign the listing but first, can i find them a new home. They will pay cash and move. Then I can sell this home vacant and clean. They have 50 years worth of "stuff" to sort through before they can sell this one. I SURE CAN and you know what, I brought print outs of the type of homes they said they wanted to buy. They will head out and drive by al the home and let me know what they want to get into. The mothers only concern was if she could take her air conditioner with her. She was serious. The son said they would get her a NEW AIR CONDITIONER just like the one they have that she liked.
They all thanked me and loved my personal attention being one step ahead of them by being prepared.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
