I wanted to share this experience that I had two weeks ago. I have the greatest clients and a beautiful listing in Gainesville VA. Two weeks ago my clients were off to St. Martins. No problem, I live close by to their home in the Snow Hill subdivision in Gainesville and I would be by to check up on their home. It was going great until we had a record amount of rainfall over the first weekend that they were gone. Ten plus inches from Friday through Monday morning.. Now keep in mind they had a very dry semi finished basement. Never any water or moisture in twenty five years that they, the original owners have lived there. All of the evidence proved that they were telling the truth. On Monday morning after a workout at the gym, I decided to go by and check on their home. Everything seemed fine until I opened up the basement door and spotted a puddle of water at the bottom of the stairs. After further investigation there was a good two inches of water on the floor of the basement. I went to the sump pump and it was working perfectly. Hmmm, where the water could could be coming in from. The walls appeared dry. At that time I decided that I better get the water up as best I could. I went home picked up my wet vac and went back to the house. In the meantime my partner/ daughter who is an agent was on the phone trying to get help from water experts. Well, fogettaboutit, they were swamped. I spent all day into the night vacuuming the water up and now could see where it appeared to be coming in. Up from underneath the foundation. Ouch! The water table had risen so much it was coming up from under the slab. It is all over now the owners came home to a dry home. Mid Atlantic waterproofing came out the next week to correct the problem with another french drain and an additional sump pump.

Rich: I'm sure that's not the only home in the only home having such an issue. Something to keep an eye on.
