Can you Sell your home if it needs a new roof?

I got a call from a Manchester NH area Home Owner who called one of those "Will pay cash for your home" Buyers. They offered him about half of what his home was worth. The seller was convinced no one else would buy his home. That was until his neighbor heard that. The neighbor told him to call me. I sold his home and sold him his new home. He knew that I would give this would be seller some real advise.


I was happy to meet the seller at his home. I took a tour of this rural home. It was set on a very large lot. Surrounded by a wooded area it was a desirable location. From the street I noticed it really needed a new roof.


After touring the home we sat down at a table on his porch. I showed him what has sold in his town that was similar in size, age and condition. He was surprised at how high my values were. He now knew the "we buy not so nice houses" people offered him a real low offer. Lower than it should be. 


He wanted to set the price so it would sell quick, but he needed every dollar to be able to move into what he called his "ideal retirement home." He knew what he wanted, but had not found it yet. He was near tears when i told him i could help him find a new home too. The key here was to set a price to attract those looking for a fixer upper. A buyer who would not load the offer with contingencies, but give him time to move into his new home.


The ideal buyer is a cash contractor. We set out on two fronts. First setting an asking price. Second having him determine what he would sell his home for and be happy about it. Third was to get him out looking at homes. Lastly was to contact all the cash buyers on my "list" and have them make their best cash offer without contingencies. Soon we were out and the seller found his dream home. That evening we looked at ail the offers and accepted one that had a flexible closing date to allow him to close on his new home. 


The offer on the new home was accepted and we coordinated dates. The next day I get an angry call from the sellers son who was in tears. He demands to see me. I meet him at his dad's home not sure what could be wrong. After arriving i learn nothing is wrong. He was crying with happiness that I got the home sold at such a good price. Happy that his dad is moving to a newer home with little to no maintenance worries. He said I restored his faith in the real estate industry. 



Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Thank you Barbara Todaro , i think it is important a seller knows all the facts and all their options. As well as how it affects the homes values. It is better to softly gve them the hard truth now than tell them what they want to hear and deal with issues on 6 months.
