Aviara signThe housing market in the first quarter of 2019 was busy in the 92011 area of Carlsbad, with a number of shifts compared to the same period in 2018. This report focuses on market activity for detached single family homes.

 

The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real to the ocean, including the residential communities of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End (gated and by the beach), Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods.

 

The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes, in gated and ungated communities, some in close proximity to the beaches.

SINGLE FAMILY DETACHED HOME SALES

50 detached single family homes sold, which is 19% more than in the same period of 2018

 

Average sales price was $1,094,904, which is 5% higher than in Q1 2018

 

Sales prices ranged from $660,000 to $2,000,000 (median price was $1,045,000)

 

The average time on the market was 50 days, versus 27 days in 2017. 9 homes were on the market over 75 days, with 2 over 200 days raising the average.

 

Homes sold for 97% of asking price on average, but with 36% of home buyers paying full price or above for their new homes. 26% of the homes sold for cash.

 

CURRENT LISTINGS AND PENDINGS AS OF APRIL 27 IN CARLSBAD 92011

There are 37 single family detached homes for sale, from 1617 SF up to a 4538 SF for a 2-story ocean-view home at Seaside Estates.

 

Prices range from $749,000 to $1,799,900 (average is $1,244,026, median price is $1,288,888).

 

Homes have been on the market an average of 49 days.

 

27 homes are pending, ranging in list price from $640,000 to $1,925,000 (average price is $1,076,558); these homes were on the market for 36 days. 4 homes were pending in 1 week or less, with 4 on the market for over 80 days which raised the average.

The current housing market for detached single family homes in the 92011 area of Carlsbad continues to favor sellers, as it has for some time, with an inventory of about 2.2 months based on the rate of sales over the last 3 months, and buyer demand.

The Batiquitos Lagoon really is a special place with great bird watching along the trails and wonderful pastoral views. No boating is allowed, nor fishing, so it's pretty quiet. We are indeed blessed this has been preserved adjacent to a busy residential area. It's another world!
