In my many years in real estate I learned early on that what people most wanted was to be listened to and really heard. So instead of opening with a formal presentation I asked what the people I was sitting across from could imagine as their perfect scenario. It was amazing what I learned from this. Sometimes, no, make that usually, the difference is in the details. I got insights in how to proceed and these insights really helped humanize the entire process. 

Anyone can walk through a home, analyze data and make recommendations about selling and buying but the ones who really excel are the ones who really take the time to listen and ask.

As an agent, we can never ask too many questions because asking questions and listening to the answers is how we know how to make our clients happy. Everybody has different threshhold of happiness and while for one person it might be sell the house tomorrow at whatever price you can get, for another it might be take as long as it takes to get a (reasonable) price, and often those people care more about action than pushing for immediate results.

Problem is agents don't want to ask questions. They are too worried.

Hi Sheila- when I used to place office support staff, one of the first things I learned was that you can't begin to help someone if you don't know what they are looking for. You have to ask.

You are very right about the listening aspect of real estate, Sheila.  I remember an agent who spent a great deal of time telling clients what they needed.  He didn't last long.

I just got in from teaching a local class this evening, Sheila. One of the biggest points that I like to make to agents is to ask the questions and then sit back and listen. The best part of listening is sitting beyond that 'comfortable silence;' when you do that, the REST of the answer comes out and it's typically the BEST of the answer too! The reason? They hear that you are actually listening and go deeper with their explanation. It's true - it works!
