Sharon is right on the money.  There is no short cut.  There are many who will take your money and offer to sell you leads.  Save your money and use it to build your name recognition.

Andy -Take the advice of two very good real estate superstars -Sharon and Randy. Never! Never! NEVER! Never! Never! Notice how many times I said Never ( Okay six is enough so I am sure you get my point ). Dont subscribe to these dumb,stupid,very bad and evil lead generation companies. There is no short cut like Mr.Prothero said. You want to generate leads do what Mrs.Harris said -Network-Join and you can network with people there.

Mailings -I have learned that someone has to receive your mailings at least 7 times before you might get a call from someone. So if you do it a couple of times and get no results,dont be discouraged. Chances are you are like three mailings away from getting that listing or sale. Wear your name tag-People need to know that you are a real estate agent and pass out your business cards to whoever you know. Somebody might not want to buy a house now but they might know someone who is TALKING not THINKING but talking about buying a house now or in the future and will more than likely choose you as their real estate professional. But before you do mailing,I will do farming in a subdivision that has a high turnover ratio. I guess you will say like 10-15% ( But I will ask real estate professionals in your office about this one )

Cold call/warm call people about listings in your area -You never know they might know someone interested in buying the house. Get a website that ranks high on Google. I am getting a website with I like it a lot. You can record audio on the site. You should check it out. Talk to Jonathan Patrick -He is very helpful and if you call him,please tell him that I referred you to him.

And I just learned recently to invite a seasoned real estate professional to lunch ( Pay for their lunch of course ) and talk about real estate. They are more than likely to share their knowledge and information with you on how to succeed in this business. If anyone can sell a house in the 1990's when interest rates was like 18%,then they can weather any storm in this business. ( I really need to do that myself ).

I would not newspapers because it just not that effective right now. But you might want to ask real estate agents in your office or area and ask them if it is working for them. Send "Just Listed" and "Just Sold" postcards of listings listed or sold recently in your office to neighborhoods/subdivisions where your office has listings or recently sold. I hope this helps.
