Month of April 2019 – April was a breath of fresh air. Units sales of 41 vs 35 one year ago is a 17.1% increase. Median Sale Price jumped to $315k a 22% increase over prior year. Average Sale Price also increased 14.5% to $321K compared to one year ago. However, looking at the results on a cost per Sq. Ft. basis, things don’t look so rosy. The Average Sale Price per Sq. Ft is down 3.6% to $160.3 vs $166.3 last year and Median Sale Price is down to just $154 a Sq. Ft., a 6.4% decreases. Perhaps the most striking indicator of the market is the doubling the time it takes to get a home sold. ADOM is 91 days compared to just 44 one year ago. Looking ahead to May 2019, there are 68 re-sale homes currently contingent or under contract/pending.
April YTD 2019 – April’s strong sales have helped the Year-To-Date number look reasonable, and the first four month’s mirror April’s results; Sale Prices are up & Sale Prices per Sq. Ft. are down. Days on Market has grown to 87 compared to 57 in prior year. One bright spot to report is that the inventory of homes available for sale has shrunk to 149 Active or Active Contingent.
