A Spring Week in Charlotte Real Estate - Diary of a Realtor®
Last week was a crazy, busy week in Charlotte real estate and I didn't think I could fit more into a week but, managed to do so this week! I recently read a question about teams and noticed that many responses from other agents were negative regarding being a member of a team. Well, let me tell you, I couldn't have gotten through the week without mine!
The phone calls don't stop on Mondays, even when you're doing walk-throughs and meeting with new sellers. So, it was an afternoon AND evening of catching up and then prepping for Tuesday & Wednesday's Closings and the next walk-through!
Two Closings on Tuesday - both went exceptionally well and I thought the rest of the day would be easy-peasy but, an inspector needed access to a listing during one of the Closing so, one of my assistants (all are licensed), ran over and let the inspector in. Two were busy staging one of my listings while I was wrapping up Closings.
Somehow we managed to fit an eye appointment in for Ray and a dentist appointment in for me! On Tuesday evening, I had a presentation at our Association for new agents...and had dinner afterwards (about 9:00 PM)!
I mentioned to someone the other day that the busier I am, the more I seem to be able to get done and this week proves that theory. I think I probably tend to be even more organized during busy days/weeks - you really do have to be!
Wednesday was a wonderful day of meeting a new buyer and a Closing with a repeat client who did a fabulous job prepping their home for the market - and it showed by selling on Day--1 and for top dollar. I was so thrilled for them and they and the buyers really hit it off at Closing.
I think they'll be paying the buyers many visits in the future - they are going to miss their lovely historic home terribly but, it was time for their next chapter. It was quite bittersweet for them, to say the least.
Thursday was meeting with two sellers, dropping my car off for servicing and hosting a career night for new agents. Two listing preps began, including scheduling videographer & photographer and making contractor introductions for the new sellers. Staging was completed for a new listing that is hitting the market next week after the photos & video are done.
Friday was an exciting day for one of my favorite lenders, who got married and one of our mutual clients also Closed on their new home! It didn't matter that she was getting married - the Closing package was to the attorney on Monday for Friday's Closing and on Wednesday, she followed up with the clients regarding confirmation of funds wired and wrapping up the loan process for the buyers. Again ON HER WEDDING DAY, she reached out to my clients to congratulate them and apologize for not being at Closing! Congratulations to this amazing couple - I know they are going to love living in SouthPark.
I met with another new seller and actually think I have a buyer for them and hope to be able to match the two up. We shall see - I love match-making!
All week, we promoted an Open House event for today, including right up to the time of the event; despite the promotions, calls, marketing, social media, etc., we didn't have one single guest! That is quite the contrast to our other open house events, where we have recently sold several of our listings at the open houses. We have basically determined that open houses held beyond the 30-day mark, are typically efforts in futility!
And, I got to come home on a gorgeous Carolina day with a deer family dining in my backyard - life is good!
