Because randomness is involved and money is too, there will be opposing forces pushing against the the agreement as they pull for their own side. Then the emotional side kicks in and you have a party filled with people who don't know each other trying to get what they want. With all this in play it is essential that the professional parties involved do not participate in rumors and lies.
Verify and confirm information rather than guessing and hoping you don't get exposed. Saying negative things about each other is truly non productive and a blight on trust. Once trust has left the building, things get harder and slower because of that distrust. Anyone working with experience has encountered some variations of this. Being an advocate for your client, whether they are a Seller or a Buyer, is your professional duty. Some are more professional than others.
The Realtor® Code for agents includes a clause about not speaking negatively about another agent. This is also common decency. When you are negotiating and not getting what you want there are always options. One option is not speaking negatively about the other party or parties. Stick to facts and process, focus on specifics and finishing. When you bring negativity into the room it spreads like a cancer. Do not engage, do not return or retaliate. If actions are so egregious there are options other than participation in the bad behavior. The real estate process is just that, a process, stick to the path and finish your work the best you can.
