We went to a Cinco De Mayo function in Santa Monica, CA 20+ blocks from the ocean and I saw this house. It was difficult to see, but it was clear that it was a heavy fixer, borderline tear down. Now with that said can you make a guess what this property is worth? I will give you a hint it is little more than 1300 sq ft of living space.... clearly a developer's dream property...

Well, with that white picket fence, I'd have to guess about $2M, Endre!! In Santa Monica and that close to the beach, it surely wouldn't be the price of a fixer-upper here in Charlotte.

Hi Endre - the location in Santa Monica matters as well as the size of the lot, zoning and some other issues too. It isn't too difficult to assume that the ultimate number is going to be outrageous to some.

Endre, I would guess if it's not demolition structure, it would be $120K than the nearest comp in move-in condition. Otherwise, the cost of improved land for the area less demolition costs (should be minor in comprarison). About a million?
