BUYING & SELLING SUCCESSFULLY

What makes some homeowners more successful than others when BUYING and SELLING a property?

  • Understanding Home Values
  • Good Habits
  • Organization
  • Cleanliness
  • Pride in Ownership
  • Budgeting
  • Great Listener
  • Knowledge
  • Time Management
  • Self-Respect
  • Use of Practical Color Schemes and Decorating
  • Knows the Market
  • Trust & Instincts
  • Informed Decision-Maker

HOME OWNERSHIP IS AN INVESTMENT - know when to buy and when to sell. As long as you live in a home, it creates responsibility, liability, and challenges. Size doesn't matter, as long as a home isn't cluttered. Abuse and negligence are not an option.

PRICE RANGE - doesn't mean if you can afford more, you're more qualified to be a homeowner if you don't understand how to respect the property and your own money.

FUNCTIONALITY - the way home was designed and built is critical. Most errors in managing your own property are caused by owners and the members who there. All mechanical things are subject to service requirements by the manufacturer.

OWNERSHIP - Understanding the principles of home ownership makes a difference in how much one pays to buy and how much to gain when sold right from the start because of price, location, and condition.

HOME OWNERSHIP IS N0T FOR EVERYONE - I repeat: Abuse and negligence is not an option. Commitment makes a difference between what you think you deserve and what you actually deserve.

GOOD HOME OWNERSHIPmay lead to sleeping better.

Hi Patricia.... I do believe you've said it all... and very well, at that! And you're so correct... not everyone should be a home owner.

Michael Jacobs - Your understanding of home ownership is clearly obvious. A well-thought-out plan led by questions and answers, followed by understanding often leads to positive results.

Thank you. Have an amazing day!

Nina Hollander - I remember so clearly the day I got my driver's license. While standing in line waiting for my license to be handed to me, the man held on to the piece of paper and said, "Every time you go behind the wheel, remember, a car is a weapon, you can kill someone, including yourself. This license comes with responsibility."

The next time I heard stern advice was the day I finished signing all the papers for a VA Loan. It was at an Attorney's Office in Illinois. As I completed signing the last piece of paper and smiled, the Attorney said, before I hand over the keys, remember, with home ownership comes responsibility. Until this home is paid in full, it technically doesn't belong to you. For the next 30 years or until the home is paid for in full, keep it clean, your house, your nose, your credit. Good habits are a life-long lesson. Maintain your home and your lifestyle well, and you will enjoy a good life.

Two very important lessons I learned on a major milestone in my life. I never forgot those words.

George Souto - Thank you! As a Lender, you heard people's stories and consulted with many about their finances and what they needed to do. With a loan also comes responsibilities and liability. The process of successful homeownership begins with good listening.

Thanks, George.

Claude Labbe - I like what you had to say about "without judgment."

Of course, I'm thankful for the fact that a lender, tax appraiser or money lender doesn't come into people's homes to inspect the condition of the property any time they want or every time taxes are due, but if they did, I think more homes would be cleaner, well-maintained, and the condition would be quite different knowing there weren't hard consequences for home negligence.

It's good to hear from you!

Unfortunately, there are some who abuse and neglect their homes. And it's so sad to see the result of that negligence.

Those who do understand the responsibility that goes along with home ownership definitely wind up with a good investment and better sleep! :-)

Yes it is an investment Patricia, but sometimes it amazes me when we show a home and the sellers do not show pride of ownership. They let their investment lose money because they have not taken care of it...

Hi there, Patricia Feager, MBA, CRS, GRI,MRP - superb post. I simply love all of these well-thought out ideas.  Home ownership keeps us hopping here in rural Camas. Always blowing pine needles off the roof and out of gutters... alawys working to keep the decks clean and clear of pine cones and needles...you get the idea. Bravo on the well written post and the well-deserved feature.

Kat Palmiotti - Truly, you understand the principles behind homeownership. The premise is to gain equity. People who buy can usually increase the value over time but it takes work and knowledge to understand what is involved including home maintenance.

Thank you!

Debb Janes EcoBroker and Bernie Stea JD - Thank you for making a comment to Forthome buyers about the rules! I checked out that local investment company and do not support a company who throws Real Estate Agents under the bus. Thanks for catching it before I got here.

You sure have your work cut out for you in reference to pine needles! Although so beautiful, removing the needles is a necessity. I can see where gutters and roofs can suffer from severe negligence if owners don't take care of that problem.

Thank you, for your support. You are someone I truly appreciate.

Hello Patricia, Home ownership is definitely not for everyone. I find it kind of surprising how people can treat what is typically the biggest investment in their life!

Nick T Pappas - We sure learned a lot in the days of short sales and foreclosure! I hope there will never be any more loans with zero money down and programs that are designed to approve loans when people are not qualified.

It's so good to hear from you!!!

I read this the other day and never got to writing a comment but, wonderful post, Patricia!

I think that so many home buyers ignore the fact that this IS an investment and you do have to consder resale value, location, schools and all other aspects of the 'investment' part of home buying.

Happy Saturday!
