The official April, 2019 results are not out yet so I am giving you the 1st Quarter results instead:
Aurora had 304 closed transaction in the 1st Quarter of 2019 an increase of 11.4%! The average sale price had a small increase of .7% from 2018's $216,6764 to the latest average sold of $218,270. Median price rose 3.8% from 2018's $198K to a high of $205,500. These are very positive news for one of IL's most affordable metro Chicago cities.
As of today there are 278 active listings. With 42 brand new listings, 9 reactivated listings and 20 listings with price changes. Not much inventory for a city of over 200K people. Compare that to Naperville's 722 listings for a city of less than 160,000 people....of course, affordability is not the same in Naperville.
It should be interesting to see the numbers for April to see how they compare to April 2018. With home prices heading up slightly first time home buyers will continue to come to Aurora which is seeing a big redevelopment surge in their downtown as well as, building on the border near Naperville & Oswego.
