First Quarter 2019 results for single family homes in Naperville, IL are in with a 2.7% drop in sales compared to 2018's 257. Only 250 homes were sold in the first 3 months of 2019. Average sales priced dropped 1.8% to $474,595 fron 2018's $483,498. The median home price rose to $435,875 from 2018's $425,000 wich is a 2.6% increase.
As of today there are 724 available homes for sale with 73 of them being new listings, 10 being reactivated, and 56 having price changes. This is double of Aurora, a neighboring town's, inventory. With plenty of inventory, slight drop in the average price of a home, it appears that Naperville is dropping from a seller's market to either a neutral market or depending if April's numbers continue...a buyer's market.
April's closed transactions were 145 homes sold versus 2018's 166 homes sold. This is a continuing downward trend in home sales despite interest rates staying at under 5% for several months.
