Buying a New Home (vs) Buying a Re-sale Home - Benefits to Both!!

I often get ask the question: What are the benefits of buying a new home vs buying a re-sale home? There are benefits to buying both, you just have to figure out which are the most important to you.

Buying a New Home has at least Two Major Benefits:

•1)      The First and most obvious is that it is a NEW Home.  No one else has ever lived in it.  You get to be the first to make your mark on the home.  New Carpet, New Cabinets, New Paint, etc. If you buy your new home before it is built, you often get to pick out your colors for paint, carpet, cabinets, etc.

•2)      The second is Most New Homes come with a One Year Builders Warranty.  This warranty covers almost everything in the home from Appliances, to Flooring, Roofing, Siding, etc.  With the One Year Warranty, most builders will come back in 11-12 months and do another walk-through with you and fix most blemishes, such as nail pops, settlement cracks, etc.

Buying a Re-sale Home has some Major Benefits as well.

•1)      First most re-sale homes may include things that new homes do not...Like Blinds, Curtain Rods, Refrigerator, Play Sets, and sometimes furniture.  In New Homes, these are things you will have to purchase from the beginning adding initial cost to your new home.

•2)      Second you get to see how the home layout looks.  Often Re-sale homes have folks living in them, so you get to see a staged or furnished home.  This will give you a good special awareness of how the home will live.  Many New Homes subdivisions have a Model home, but often you can not see every floor plan before it is built.

•3)      In the Re-sale Home you can ask for a One Year Home Warranty through Companies like 2-10 or AHS.  The Warranties are often paid for by the Sellers.  These warranties protect you from major mechanical issues in the home.  It is often not as comprehensive as the builders warranty, but it is a great product to have there to protect you.

There is the biggest Benefit to buying a home period, and that benefit is the fact that you get to enjoy your home and put your money into a great investment.
