There’s an assumption that every listing agent provides marketing every day for one reason or another. There are many reasons, methods and results that we expect from our marketing.

Marketing is a full time job. Unless one treats marketing as such, listing real estate will have results similar to that of a part-time agent!  The phone must ring, before the potential business is secured!

The phone won’t ring, as a full time agent demands, without the proper routine of marketing in place. There needs to be a procedure, with many platforms ready to be utilized.

There must be a process planned; in place; and ready to be employed.  The process and planning are ready for the new listing, with variations that reflect the magnitude of the home. Luxury and starter homes are not similarly marketed. They are two opposite targets.

We market to targets. There is another process for target marketing. We determine that direction, after we have an understanding of the subject property, location and a general profile of the potential buyer.

Marketing today is not as it was when your grandmother purchased a home.  Times have changed. The methods are a combination of current times and back to basic methods. The targets, to whom we market, vary explicitly for each generation.

There is planning involved for each new listing, and a thorough determination of how, what, when, why, where and to whom we market is how every marketing piece begins.

Just a thought for the moment…. Maybe there will be more!!

Michael Jacobs I think many who are complaining about a decline in their inventory may blame much of it on the magnitude of their marketing.... "market like you mean it" and those who are thinking of selling WILL call you.... we've experienced it.

Hi BarbaraT- it seems that the key is as you said...have your procedures and processes laid out for you. Know which property will require certain marketing efforts, and as you always say...market like you mean it.
