Pulling up to a house, this is what I saw. No the house is not abandoned, but it is neglected. I was called to list and ESTATE SALE here in the Manchester NH area Home Seller was doing that killed their own sale, over and over and over.
The adult kids have been living there since. I was tasked with listing and selling the home by the Estate. After viewing the home, the lawyer wanted to know what the value of the home was AS IS. Then he wanted to know if anything can be done to bring more value to the Estate? He did not like the AS IS value as it was low, however it reflected the lack of any maintenance or cleaning from the occupants for the last year or so.
The greatest value would be by getting the occupants out and cleaning the mess out. They did not want to spend any money. The second issue was the grown kids, did not want to move out of their free place to live.
The solution was simple. Each kid would receive a portion of the proceeds. Neither would move out unless they got money. Therefore in my agreement we wrote that the kids would allow me to bring any potential cash buyers within a 4 hour window on a designated day. Buyers would do all viewing, inspecting and appraising during this time. They would submit their highest and best offers. That all occupants have to be out as of 9am on closing day to receive any proceeds. That there would be a walk through to check, then we all head to closing.
The lawyer loved it, as he did not really want to have to evict the family members despite the condition. Within a week we had all buyers in, accepted the best offer and gave a 30 day notice to close. All the heirs agreed and signed. The lawyer was very happy. The kids were actually happy and so was the buyer. The lawyer actually said i made miracles happen with tact, ease and professionalism. Teh 2 siblings that did not live there, were happy I did what no one else could.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
