Nearly all of the pre-listing appointments we've been on lately have included some part of this conversation:

 

Us: What do you think your house is worth?

Them: Well,  Zillow says.....

 

Part of our job is education. Sellers don't know why Zestimates are wrong, and we spend a lot of time disavowing potential clients of what they think they know. Armed with facts, we create what we sometimes call a "Zuhlstimate."

 

How do you handle the Zestimate?

Good morning, Jean and Wayne... I have no problems explaining why Zesstimates and most AVM estimates are wrong to prospective sellers (and buyers who think they might be paying too much for a house).

I think for most people once you get them to understand the Zestimate is just an algorithm and that it can be faulty in picking out homes that a buyer would see as similar to their home, and show them true comps they'll get it.  Not all 4 bedroom, 3.5 bath homes are the same, and that can be clear pretty quickly.  Z can be reasonably close in a cookie cutter community with LOTS of turnover, but as soon as you get off the beaten path it just doesn't work.

I think a lot of buyers and sellers are starting the process researching online, in an attempt to ensure they aren't going to get ripped off. What they don't always realize is that what is online is an estimate because it isn't based on your exact situation. It's information, but it's information that you use as a starting point, not the end-all, be-all.
