Long Island Home Seller, Don't Forget Your Backyard

When buyers are looking at your house, you get that one chance to make a first impression, and buyers usually know almost instantly whether they like it or not. Make sure that by the time they get to looking at the backyard, you keep that great first impression going, especially during the summer months on Long Island.

 

Buyers will be thinking about outdoor fun, barbeques and entertaining opportunities in their backyard. If you have a water feature like a pool or a hot tub, make sure you keep it looking sparkling clean. If your lawn is a little brittle, some new grass seed, fertilizer and watering should bring it back to the deep clean green color buyers are going to notice.

 

 

 

 

Keep up with lawn mowing and edging. Any over-grown shrubs should be cut-back to show more of the exterior of your backyard. Pick up any doggy evidence, which may keep visitors from looking around. Plant a few annuals or include some potted plants that will add immediate color to the yard. 

 

 

Patio furniture with a conversation area can make the backyard more welcoming and can continue the sense of extra outdoor space. If your backyard is one floor below a condo, or you have a terrace, by adding some potted plants and a seating area will help bring a more appealing outdoor look. 

 

Landscaping around your house not only makes it look more cheerful, but may also raise the value of the property. 

 

 Remember anything you can do to make your backyard look as inviting as the front can mean the difference between an excited buyer or one that has doubts!

Backyards are very important here, buyers aren't willing to pay top dollar if the backyard is not also as nice as the home itself.

Hello Sheila and Larry - as Rose Mary Justice commented, the entire picture is important.  Giving the backyard less attention than other parts of the property is not a good idea.
