Real Estate Poetry: Just for fun, let’s look at Real Estate  Marketing Language and the real meaning behind them.

For many clients, this is a new language and with that said this becomes a learning experience. Best comparison is like picking up a book, but it is in a different language that we are not accustomed to. It is best compared to some  of technical manuals that the ordinary consumer can not understand. On the surface it is in English, it is not a foreign language, but the meanings are still different from what we are used to.

So, let me start demystifying some of the language here:

Motivated Seller =  overpriced house and the listing agent would like an offer

Huge Price Reduction, Brand New Home = Developer overpriced it and now just wants to sell it

Price Change = Listing Agent trying to be cute it is still a Price Reduction

New Price = either a reduction or a price increase

Price Improvement = just another word for price reduction

Big Reduction = was way overpriced, now more in line with where it should have been in the 1st place

Located in Exclusive Community = all the homes are pricier than outside of the community

Call me! Be the first to enjoy this beauty = listing agent has not had any  calls on  the property

A home lovingly cared for 30 years = needs total updating

Bring your imagination = a total tear down and you better have deep pockets if you will try to update it.

Gorgeous inside = either the outside needs landscaping or the house needs to be refreshed outside.

Great Starter Home for 1st Time Buyers = small home that needs some improvements.

Cute home = very small house

So true! The first few times I saw "improved price" I laughed. It certainly is an improvement for buyers but not the seller.
