What goes ⇑ will not come ⇓!

 

An offer came through the email inbox for a listing. It was simple, cash, quick close. Clients countered and the REPC sent back quickly. The buyer accepted, then suddenly wanted to change the contract by offering less.

 

Is this a case misunderstanding how the real estate process works, cold feet or a game played by the buyer client?

 

Obviously the acceptance of a lower price was not going to happen. A call to the buyer agent made that clear. He hemed and hawed about how the buyer was like that and that most likely he would come to terms.

 

Potential buyers who play games with sellers will find themselves on the  side of an  situation. When a price is agreed upon early in the process, the terms cannot be changed unless all parties accept and sign off. A remedy was for the buyer to cancel the contract. My clients moved  quickly.

Only until they offer on a property do they reveal themselves Sheila Anderson. Then, decisions will eventually be made to move forward or waste everyone's time! *sigh*

Several years ago I listened to a presentation about working with different ethnic groups. The speaker said to beware in dealing with one particular group because they needed to be instructed early on that a purchase and sale contract is NOT the beginning of negotiations.

Apparently in some countries, it is.

It could be that the people you were dealing with were of that culture - they simply didn't know better. Perhaps their agent didn't realize that was their custom, so didn't educate them.

Marte Cliff, Trying to get a better deal right -AFTER- agreeing to a purchase amount lacks seriousness in my opinion. Have taken classes too regarding difference in cultural diversity in business situations.
