How Long Does it Take to Find Your Dream Home?

The answer to that question is going to depend on a lot of circumstances.  Today, May 24th 2019, I was delighted to help a couple finalize the purchase of their first home.  Mind you, I was first in contact with this couple back in August 2018.  The wife had been browsing our Long & Foster website and landed in my net.  We got along well from the first moment we talked.  She told me a bit about their situation and we got together within the week to start the house hunt.

While we were actively looking at homes, there were some pieces to the home buying puzzle that needed to get put into place.  There was an estate sale of a parental home that was something that needed to get out of the way.  Unfortunately, that was not happening very fast, particularly considering that it hit the market in the middle of hurricane season in Florida. 

Along the way, there was one home that got away from my buyers.  They fell in love, but it was not meant to be.  Their situation was not ready for it without the proceeds from the estate sale.  Thankfully, this was not a couple that let the unrequited love of that home cloud their future house hunting.

As the Bristow, VA early spring market was heating up, single family homes in their price range were going fast!  So fast they often didn't have a chance to see them before they were gone.  As it turns out, what worked out for my buyers is my extremely healthy network of fellow agents, and my very good reputation within that network.  A fellow agent in my office heard what my buyers were looking for and gave me a sneak peek of a listing she had coming up.  As soon as we stepped inside, my buyers were sold.  And they had only themselves as competition.  The house wasn't in the MLS yet.  

The buyers made their offer in early March and gave the sellers an extended settlement timeframe to allow for them to find another home.  It closed today and my buyers couldn't be happier.  They got want they wanted, minus a gas range, but they are installing a gas line and gas range within the week.  Problems like that can be solved.  The end of the street, wooded lot was not something they were going to find many of.  

Finding your dream home depends on a lot of factors.  Your financial readiness, finding the right home that fits your needs and in a seller's market, it certainly helps to have a well known, well connected agent with an outstanding reputation to get you previews of upcoming listings.

It takes as long as it takes.  My experience is the averagehome buyer buys after approximately 5 or 6 showings.  However, I did work in an office where another very patient agent showed properties to a client every Saturday morning for about a year before they finally bought.  It had to of been a record!

It never ceases to amaze me all the parts it takes to line up. The buyer needs to be ready, the market needs the right inventory for the buyer and then the seller and buyer have to agree to terms. So many parts its amazing anyone ever finds the right home, yet that is what makes us so valuable. Being the resource that pulls it all together!

Some buyers seem to think there will be 5-10 homes for sale that will suit their needs when they start looking.  That is rarely the case.  There are always compromises on something: condition, location, price, floorplan--rarely does the buyer get 'the perfect house'.
