I'm Up, Your Down, What Makes the Real Estate Market Go Round

Have you ever wondered why everyone else in the business seems to be doing fantastic if you are going through a dry spell, and visa versa.  I have been incredibly busy for a while now. There is nothing like the thrill of having to juggle clients around and still make everything work.  Ahh, the joy of having too much business.

Today I went to preview a client's home who will be listing their home soon.  Their painter has a wife that is also in real estate.  My client's had already warned me that he had been giving them a sad story about how bad his wife needed business and wished they would consider using her as their Realtor.  No way, they told him!  They were right, because as soon as we were introduced he asked me how business was going. I responded that I was incredibly busy and the market was great for me.  He then proceeds to tell me how his wife has no business, no listings, and things are slow.  I could almost feel her pain with being in a rut.  Frustrated that she has no business, and frustrated that every potential lead seems to already be committed to another realtor.  

Which made me think, how many times has this happened to me.  It seems like when I'm up and really busy, I hear more and more comments from other Realtors that their business has really slowed.  And, when I am sitting in my office, wondering where on earth my next deal is going to come from because NO ONE seems interested in selling or buying, that's when all of my co-workers seem to be just overwhelmed with clients.  My husband's theory is success breeds success. So, when I am busy and confident people are just naturally drawn to me and want to do business.  But this doesn't explain what happens to ever make that change.  If I'm successful and confident, then why does the business ever drop off. 

The cycles of feast or famine do seem to decrease the longer I'm in the business.  But, there is always the cycle for me.  A colleague said it was like being on a wheel that goes round and round.  Everyone likes me, nobody likes me, everyone likes me, nobody likes me.  I do know that once you get in a "rut" with business it is hard to come out.  So if the market is up, what makes some realtors down.  And if you don't experience these feast or famine cycles, what do you do to prevent them?
