I have been looking for a company that will do all the heavy lifting with my short sale deals.

 

If anyone has any experience with this or any other company, I'd love to hear from you.

Don't know of any Jim, but I would encourage you to read a post I placed on AR recently on the effect of short sales to a seller.  I know it is the popular thing at the moment to avoid foreclosure, but the results can be MORE devasting to a seller than a foreclosure.  CLICK HERE to read and I hope the information will help you and your sellers that are in mortgage trouble.

I have currently 8 short sales being negotiate by one of my staff. .and it looks like I will have to dive in to get it done!

Dont know them but my question is why would you want to give up the control... I know they are a pain in the a## but we get them closed by doing them ourselves.  Everyone I talk with that farms them out ends up unhappy and takes them back...

Jim.  have you tried shortsaleexpress.com.  I learned about this through one of Roger Butcher's seminar.  I've never tried their service but I did attend the course.

Hi Jim: I handle my short sale listings myself.  I recently had a BUYER short sale deal fall through, because the listing agent didn't know what he was doing and never even talked to the bank himself.  He had hired someone to "handle" the details for him on his short sales...WHAT A JOKE!  I was NOT impressed.

Been there, Done that...

One shortsale company that seems to be doing quite well is Bigger Gains (BGS3).  They are based in Kentucky.  One nice thing with them is that they use SureClose transaction management software and they provide the agent with a login and password so the agent can view correspondence and status updates on the file.

Hello Jim,

Yes, I handle the short sale myself like many others. Seems like since half the work and phone calls you and seller do, you might as well follow thru. There is no easy cure out there but you might as well jump in and learn the process. Also, for all there follow up phone calls you make to a negotiator, wonder if its worth it. Good Luck

my two cents... do it your self and/or hire a team member to do it.  All I hear are bad experiences with any of these companies...

Just human nature... they will work the easiest files first, just like the banks...  if they have enough volume then the "hard" files are just not worth the effort...

Check into harris real estate university coaching and do it yourself...

yeah, i just closed one and it was just me and my wonderful escrow officer Lorie Bullard at Placer Title in Fairfield California.  I can't see any short sale company doing anything different than what we did,

We closed an escrow after starting with our first offer in February!

I can tell you that coaching and/or a company (without knowing all the facts) could have closed that deal a lot sooner then 7 months... that is a crazy long time...
