Two Reasons Why You May Not Be Getting Any Showings

How come my house isn’t getting any showings??

Real Estate agents get this question all of the time. So do Home Stagers. house with question

You know that Price, Location, and Condition are key to getting your home sold. Your location is what it is and hopefully, you’ve listened to your agent and listed your home at what the market will bear NOT what you think you should get.

But, keep in mind that buyers are visual. They buy based on what they can see. And if they can’t SEE your house, this may be why you’re not getting any showings.

There are two reasons why no one may be looking at your house...

1.Your MLS presence.

Today’s buyers begin their search on the internet. You’ve probably done this yourself.

Try this yourself...go to the internet and look at MLS listings in your area. Which ones call out to you to want to see? And conversely...which ones do you just move right on by?

mls listingsLook at your listing! What you see is what your potential buyers will see.

If you have only a few pictures or if your photos don’t do your house justice, then this may be why you don’t have the number of viewings that you want.  No one is going to scroll down to read the description unless the photos get them to want to see more.

Work with your agent and Home Stager to make sure that you’re doing everything you can to make sure that your home shows well in-person and on the internet.

And, before you hire your agent, look at a sample of the listings they have on the internet.  How are their current properties being marketed?

2. Buyers actually can’t see your house.

Have those beautiful bushes and trees that you planted grown so tall that you can no longer see the house behind them?  Curb appeal does make a difference, and buyers have been known to drive away from a property because of the curb appeal- or lack of it.

While you are preparing your house for sale, don’t neglect the exterior.  Drive by it, stand across the street from it… get a clear idea of what potential buyers are (or aren’t) seeing.

Sellers...if your house is getting little to no showings, check out how it appears to prospective buyers!

They may not be able to see it!

Good morning, Kathy - two excellent reasons and there is gold to be found in the comments in your post as well.  The art of seduction and on-line dating are just part of the home selling process as some have commented.  We are still talking about real estate, right?  It's getting "hot" in here and that's another reason to make the right impression - at first and to keep the interest intense.

Sellers that are able to be honest with themselves will know why their home is not getting any showings.

I've had buyers decide not to go into a house because of what the neighbors houses looked like. Unmowed grass next door, cars parked three deep in the driveway, it's not always just about the house that's listed.

Good morning Kathy - one of those three for sure.  There is one down here that fits that description.  I think they want what they want and not what the market wants.

Seems so very obvious, and yet....

mls photos tell a different story.

There are still too many sellers (and agents, unfortunately)  that don't have a clue about visually marketing a home for sale.

Hi Kathy,

You bring up a great point about the outside. One thing I have found is outdated yard scape.  It can really date the house. Freshen it up and make it current.

Kathy what you wrote makes a lot of sense to me as to why a house may not be getting any activity.

Wayne Martin the eyes do buy and when you add emotion to that then sellers need to play to it.

Michael Jacobs sellers need to set the mood for their buyers!  If not, they could lose the sale.

Lorrie Semler, REALTOR® in the Dallas area. Call/text 972-416-3417 exactly. I worked with some investors on a flip and they paid to have a neighbor's overgrown trees trimmed.

Grant Schneider there are many sellers who feel that their home is worth more just because of what they paid for it.

Sharon Tara I tell my clients to look at how their house looks after it is listed. Make sure they like what they see.
Thank you Roy Kelley

Thank you Ron and Alexandra Seigel it would seem like a no brainer and yet all you have to do is look at some of the photos on the internet.

Morning Kathy.

We've seen it many times, great location but curb appeal and an overpriced home staying on the market way too long.  Who do the sellers blame, the agent of course.
