My husband and I bought a 4-plex and were blessed to have Carmela by our side the whole way. She carefully guided us through all the ins and outs of the process. With Carmela's guidance we purchased a 4-plex in a very popular up and coming area. Carmela knew exactly what the local rents were and potential money coming into the area. Knowledge of local community and development plans, plus upcoming events such as the Olympics that will bring value and revenue to community.
Responsiveness:
Carmela was available via cell, text and email around the clock. She would always quickly respond, could answer all my questions and was ALWAYS pleasant. She consistently sent us new properties to check out and there were many times I called her at the crack of dawn.
Process Expertise:
Carmela walked us through the home buying process from A-Z. She also gave us tips to make our offers stand out, providing examples of intro letters to the seller. Our winning bid had a lot to do with the letter we wrote the seller. The property held a sentimental value to the seller and the letter we wrote touched her. Carmela didn't hesitate and went to bat for us with our lender and convinced the seller to give us more time, after lender denied our loan. She supported us by following up with service providers; lenders, termite co, home inspectors, insurance, etc.,
Negotiating Skills:
Carmela was able to negotiate and get us the WINNING BID against 17 other offers, down to 3 multiple offers, one of our competitors was even an investor with a CASH offer. She then went on to negotiate another vacant unit in addition to the vacant studio in a Rent Control area!!!! She was also able to keep escrow going after the cancellation of out first contract. Carmela is a real-estate genius and kept us 2 steps ahead of the seller at all times and was always thinking outside the box to get us into our dream home. In the end she was able to save us $10k in sellers credits and had the seller pay 2k for our title policy.
