I've always said to find a social media that works for you and then run with it. If you are doing every social media under the sun but not doing any of them well, your efforts are somewhat fruitless. You might be getting information out but none of it is really targeted or tailored to a specific audience. However, we must use social media in some form or fashion in our real estate business, so how can you leverage Facebook for advertising?
Facebook has kind of been my go-to when it comes to advertising, that and LinkedIn. I have worked it, owned it, and that a lot of research on how to leverage Facebook to reach the maximum amount of clients. But it's not just about boosting posts and promoting the page. There is a lot that goes into planning and advertising on Facebook. Here are just some of the things I have learned.
You must plan for peak times.
Depending on where you live and work there are different times of the year where real estate markets heat up so it's important to use these busy seasons to organize your Facebook real estate advertising campaigns. Just because you're busy doesn't mean you should slow down your Facebook advertising. By planning ahead throughout the entire year you can increase your ad spending during times to grow your business and also when the peak season is in full swing.
Find the perfect audience.
Facebook allows you certain marketing tools and flexibility when it comes to targeting your specific demographic. You can use geographical location, age ranges, income ranges, and even homeownership status. Facebook even have analysis tools to identify the audience who have been targeted as likely to move within the next few months.
Consider a carousel add format.
This is why Instagram is so popular; people use images as advertisements only. Facebook can use strong visual impacts as well by using a carousel add format. This configures your real estate as to display a number of related images and one discrete marketing tactic. There are ideal for showcasing multiple rooms of the house or new housing development.
The honest in your ad copy.
There's only so much that people can take when it comes to text so you need to stand out. Being honest and direct cuts through a lot of the cynicism and distrusted that social media users have, especially when it comes to advertising. Using direct language, avoiding unrealistic or misleading images, and having real-life quotes and examples with positive feedback and reviews is really the best way to establish an effective Facebook marketing campaign.
