Advice for New Agents Open House Protocol

 

Last weekend my husband and I viewed some golf course homes. We both love golf and  are considering buying a golf property. All went well viewing the homes we were interested in. We saw some open house signs and decided to check out a few more homes for comparison.

 

House #1. Agent was polished,  professional and friendly.  We let her know we were both agents and didn't want to take up her time. As it wasn't too busy she told us the facts of the home and a few interesting things about the area and golf course. She was very helpful. We thanked her and went on our way.

 

House #2. Agent was polished and overly friendly.  I handed her my card and then it all started When I say the agent was overly friendly, I mean OVERLY FRIENDLY. Holy smokes I learned more about this agents life then I would ever care to know! She went on and on and on - and that is no exaggeration! Gary went on to look at the home. He's not interested in hearing about an agents entire life history at an open house, me either!  I was polite as long as I could stand it and then went to find Gary. We both looked at each other and said. let's get out of here! On our way out she tried to recruit us for her team.  OMG Seriously!  Gary says, you do know we own our own company, right? What else can I say....it's was a very odd open house experience.  I honestly can't remember, in over 32 years in the business, running into such an overly friendly, sharing TMI agent - ever.

 

My advice to New Agents while holding Open Houses - be polished, professional and friendly.   Do not talk about yourself non-stop and go on and on and on  - just don't to it! Sure it's fine to connect a few things in common with potential buyers. And, it's very important to learn when to be quiet and listen or better yet, ask good questions and  listen to their response. You can learn a lot about peoples wants and needs this way. Keep the conversation about the property and area - and again, not do not focus the conversation on your personal life.

 

If you're still not sure about how to handle open houses, I suggest you  reach out to your broker and/or a mentor and ask for more suggestions.  Being a new agent can be daunting as there is so much to learn and understand. We were all there at one point and rememnber how tought it can all be. You'll figure it out - yes you will, just not over night. Good luck!

Oh, Anna the things you could have said when she tried to recruit you and Gary. It was a wise choice to just get the heck out of there.  Overly friendly is putting it kindly.  Sounds obnoxious to me.   The need for agent training is huge.

Hi Anna

First of all best wishes to you and Gary for finding the right golf course property. No doubt you will have some interesting experiences along the way.

There is some great advice here for agents handling open houses, especially the new ones. Being overly friendly, nosy, intrusive and sharing alot of personal stuff definitely can create the wrong impression, and is counter-productive.

Co-broking is the norm in my area, and I mostly encounter the same agents over and over - so I try to be friendly and get to know them. That said- yeah, I don't want to get too friendly.

What great advice on how to conduct yourself holding an open house. I've had just the opposite happen an agent who barely acknowledged anyone coming in the open house and sat on the phone talking and texting the whole time! Good grief why bother holding a home open if you can't at least try and engage with the consumers.

Hi  Dorie Dillard CRS GRI ABR ! Thank you! And yes not sure which is worse the chatty agent or the silent agent. I ran into a silent agent the other day as well, and frankly that was odd but not annoying. I thought he missed an opportunity for sure to meet another agent at the very least.

No no more pool for us, at least not a big one. We want to keep it simple but who knows what that looks like -  Mr G still wants bigger house.
