Matthews, NC Housing Market Update: May 2019

Matthews housing report for May 2019. Matthews remained a seller’s market in May 2019 with the months supply of inventory at 2.2 months. Inventory was up slightly, but new listings were down in May. Average sale prices of homes were flat compared with one year ago, but median prices were up 6.2%. Matthews saw a significant drop in days on market in May… homes are selling in 20 days on average and median days on market are less than one week at 6. With homes selling at 99% of asking price, buyers have virtually no room to negotiate.

You are the local expert for Charlotte and all of it's suberbs. Is Matthews one specific neighborhood, or are there many different neighborhoods in the Matthews area? I'm also wondering if the price points vary quite a bit between those neighborhoods. For example, in our area, the neighborhoods can be very different and offer quite different amenities and price points.

We treat it and other adjacent towns like bedroom communities for Charlotte, but they are actually separate entities... and within those towns there are numerous subdivisions where price points can vary quite a bit from one subdivision to the next.

Endre Barath, Jr. hi Endre... I'm not seeing a real shift in the Matthews housing market... low inventory for homes under $325,000 which has always been the "bread and butter" inventory for Matthews. Prices keep going up and I'm seeing houses still sell first day on market.

Endre Barath, Jr. me too, Endre... I've gone from 20/20 to 20/35 and will need cataract surgery before too long... the only problem with that is while it will restore my 20/20 vision, I will need reading glasses which I don't currently use.
